Setting the limits together

Minimum and maximum prices were the owners' biggest concern at launch. Pricepoint's team walked them through the data: with occupancy already strong across most of the year, the property had room to charge more on the busiest dates. The cottages went live on 11 March 2026, and within the first weeks occupancy was running close to full.

Results

From March to September 2026, room revenue was 12.9% higher than the same months of 2025, rising from US$473,000 to US$534,000. The cottages sold 15.5% more room nights, filling more of the calendar across spring and summer, with the average rate holding close to the year before.

What's next

With a first season of live data behind it, Pricepoint's engine now has the cottages' own booking patterns to work with, giving the owners more room to push rate on the island's busiest dates.
