Owner Galina Herbst runs Beach 5 Villas alongside other rentals on Amelia Island. Her guest ratings are high, but on booking sites a high rating doesn't always win: guests compare the total price, and a villa with a separate cleaning fee can look more expensive than a hotel that bundles every cost into its nightly rate.
Pricepoint's team didn't respond by simply raising or cutting the base rate. Raising the nightly rate to absorb the cleaning fee would push the listed price higher and hurt visibility; cutting the fee wasn't an option for a property that relies on an outside cleaning contractor to protect its reviews. Instead, the focus stayed on the base rate, with the engine given room to move.
Pricepoint's competitor view now shows Beach 5 Villas' own listing as guests see it on the booking site, cleaning fee included, next to its competitors' all-in prices. That gives Galina a like-for-like comparison, rather than comparing her base rate with a competitor's total.
The team also coached her on giving the engine flexibility: setting minimum prices for the whole season rather than a single month, and using demand levels sparingly, since pushing them too far can hold prices down even after bookings come in.
From April to September 2026, room revenue was 55.0% higher than the same months of 2025, rising from US$114,000 to US$177,000. The villas sold 46.4% more room nights, and ADR still rose 5.9%, from US$192 to US$203. Bookings on the books for October were also running ahead of the previous year.
Galina is adding four new units, two premium one-bedrooms and two two-bedrooms, which Pricepoint will price as a group with a set difference between them. She is also moving her Airbnb connection to SiteMinder so she can offer long-stay rates there, and using Pricepoint's new AI assistant for day-to-day questions.
