A family business, priced by hand

The Inn on Siesta Key has been run by the same family for 30 years. One family member managed the property; another managed the rates, spending many hours watching the competitive set and changing prices by hand across a dozen differently priced rooms, from cozy cottages to the inn's premium suites.

In 2022 the family decided to upgrade their PMS, moving to WebRezPro. Their previous system had no revenue management at all, and WebRezPro recommended Pricepoint as the partner to automate pricing.

A rocky first week, then a fast turnaround

The inn went live on Pricepoint in November 2022, and the first days were alarming: bookings almost stopped. Pricepoint's team traced the cause quickly. The problem wasn't pricing at all — the inn's own booking engine was showing no availability. Once that was fixed, and starting prices were brought closer to the previous year's rates, the results turned around.

Four weeks in, the inn was taking US$2,776 a day in new bookings, more than double the US$1,350 a day it had booked over the same weeks a year earlier.

Results: a stronger season in 2026

Nearly four years later, the inn still runs on Pricepoint. From March to September 2026, room revenue was 21.9% higher than the same months of 2025, rising from US$1.43 million to US$1.75 million. The inn sold 22.7% more room nights while holding its average rate at about US$450 — filling more of the season without discounting a premium product.
