Properties on Pricepoint: Perla de la Playa and Residencia La Vista
Challenge: Standing out in a beach town crowded with luxury rentals, and pricing a new property with no history
Solution: Pricepoint automated pricing, tuned unit by unit with the group's sales team
On Pricepoint since: March 2025
Tamarindo is one of Costa Rica's busiest beach towns, and one of its most competitive. Grupo Diria's team counts more than 1,200 luxury units on Airbnb alone, all chasing the same travellers. Demand swings between a strong dry season from December to April and a quieter green season through the summer and autumn.
In a market like that, a fixed rate is either too high on quiet nights or too low on busy ones. Grupo Diria moved its first property, Perla de la Playa, onto Pricepoint in March 2025.
The results showed in Perla de la Playa's first full high season on Pricepoint. From December 2025 to March 2026, room revenue rose 36.6% compared with the same months a year earlier. The property sold 3.0% more nights, and its average rate rose 32.6%, from US$150 to US$199.
Nearly all of the gain came from rate. With demand at its peak, Pricepoint priced each night to what the market would pay, instead of selling the high season at a flat price.
In June 2026, Grupo Diria opened Residencia La Vista, a collection of two- and three-bedroom residences and a show home, and connected it to Pricepoint almost immediately. A new property has no booking history to learn from, so Pricepoint's team reviewed it closely from the first weeks.
The early numbers were encouraging. In its first 17 days on Pricepoint, Residencia La Vista took 54% more bookings and 28% more revenue than in the 17 days before, at almost the same average rate: Pricepoint sold some nights higher and others lower to draw in more bookings.
The review also showed where to adjust. The three-bedroom residences were selling well at their prices, while the show home had taken only one booking. Together with Grupo Diria's team, Pricepoint recentred the show home's price range and lowered the two-bedroom minimums slightly for the green season, to build volume while keeping the best nights priced high.
Grupo Diria's team found the platform intuitive and easy to use, with prices flowing straight to their booking engine. Dynamic pricing also helps on the booking sites: when prices move and bookings keep coming in, the platforms read it as active demand, which helps a property's visibility against the thousands of rentals around it.
Grupo Diria is sharing last year's sales history for Residencia La Vista so Pricepoint can compare like with like, and both properties are heading into Tamarindo's next dry season with a full year of data behind them.
